"The Hub" is a visionary mixed-use development, strategically located in a residential neighborhood, conceived as a dynamic, vibrant, and socially integrated urban center for living, working, and leisure. The project, developed by ASTAR Architects, occupies a plot (70m x 124m) centrally positioned between two main streets.
Architectural & Design Identity:
The design is rooted in a contemporary architectural style that aims to blend the new and old urban fabrics.
The identity is defined by a contemporary aesthetic featuring layered and interlocking massing.
Transparency vs. Solidity: The design creates a visual contrast by utilizing expansive curtain walls (transparency) on public-facing commercial and office zones, set against exposed stone or concrete (solidity) on the more private residential facades.
Sustainability is a core focus, incorporating local materials and climate-friendly vertical and horizontal greening on facades and rooftops (roof gardens and balconies). The site's north-south orientation is leveraged for climate control, featuring fully glazed north-facing facades for indirect natural light and the integration of solar shading on the southern façade.
Functional Program and Zoning:
The functional components are strategically distributed vertically to ensure efficiency, flow, and privacy.
Level Function- Key Features Residential Zone Luxury apartments (studios to penthouses) Includes resident-exclusive rooftop amenities like a pool, gym, and lounge on staggered terraces.
Levels 1-3: Commercial/Office Zone Private offices and co-working spaces. Ground Floor Public/Retail Zone. Main lobby/interchange, retail shops, restaurants, and cafes with outdoor seating facing a dynamic **Public Plaza** on the southern street.
Basement Service/Parking. Dedicated car parking, mechanical services, and storage, accessible via ramps that leverage the site's slope.
Circulation and Access:
A clear and logical separation of movement is established to ensure a smooth flow between zones and maintain residential privacy.
Public Access: The main public entrance and lobby are located on the **southern street**, providing access to commercial and office elevators.
Private Residential Access: A separate, discreet, and secure residential entrance and lobby are located on the quieter northern street.
Service Access: A dedicated, concealed service entrance with a separate ramp handles deliveries and back-of-house operations.
